  • Real Estate - to sell home now?

    Hello guys...

    We are not debt free and we only lived in this house for two years...We have moved 3 times and we decided that we need to move again. There is a virus outbreak right now and obviously real estate isn't essential but apparently some agents are moving business forward by following guidelines. We would not meet our agent, they would come with with mask and gloves and take pictures while talking to us on the phone...Then we would have a lot of zoom meetings and stuff...

    Anyways, we have to move because our kids can't sleep because this is a major route traffic...Since market prices are going to be going down in June, we want to sell now...We added a new full bath to the house and finished part of a basement (it was a nightmare doing laundry but now it is beautiful and very close to the entrance to the basement, and total finished floor to ceiling and lighting) as well as put in amazin soundproof windows, and make a lot of lighting/electrical improvements and other things like remodeled a room and put in a new front door...However the garage is a nightmare and the sunroom is sinking...But I want to still sell now without fixing the sunroom and the garage because if the prices are dropping then I don't see why it would be worth it...My husband wants to wait longer but I feel like I can't sleep and I just want to move. We have some money saved and we have about 20K indebt , line of credit, camping trailer, and new windows.

    Also..I really want to do for sale by owner, DH is adamant about not doing it that way. I think that since we are on a major route we would get a lot of exposure...There is the big scare that we might not be able to price it right, but I wonder if we can just hire a professional house appraiser to help us...
    Also, I wonder, since market prices are going down...when it comes time for the buyer to get an appraisal from the bank, it would probably be a few months from now...if the market prices have gone down, wouldn't the bank say to the buyer that they can't loan them what they offered us for the house (say they made a good offer because it was a seller's market when they made the offer?)

    Edit again: my mind is just racing and I need some grounding advice..maybe rushing it isn't a good idea and we can just suffer until the sunroom and garage are done...and risk that maybe the housing market isn't going to take the fall that everyone seems to say will happen
