When do you usually request a lease renewal from your landlord? And how quickly do they respond? We arent new to this but this is our second house we leased. The first one we were at for about 4 years and we would always request a lease renewal about 3 months before it expired. On the last year at the 1st house, we noticed that the landlords were dragging feet on getting back to us with the new lease, even though they said they would get it to us. Turned out they decided to sell instead. It was stressful finding a new place within a month or two unexpected. We have been in the 2nd house we have leased for the past 3 years. Usually this landlord does take some time to respond, but this time seems so much longer. And plus our expierance with the 1st house makes me anxious. The precious years we have been able to renew and sign the new lease within 3-4 months of the original one being over. He said he could renew through text but has yet to send the lease agreement. It's been about 2 months. I've followed up with text and email since then and no response since the first text. I'm starting to get worried. We have 2 months before the current lease expires. I really don't want to be having to look for another rental on short notice again if I can help it. I think by law landlords only need to give you 30day notice. So just trying to determine if I'm just being a little overly concerned due to my last expierance. We like to plan ahead and not leave things to last minute if possible, so that's part of the reason why we would always start the process of renewing sooner rather than later.

I’d definitely push for a clear answer soon, especially with just 2 months left. I’ve had a landlord go quiet before and it turned out they were planning to sell, so I get the anxiety. I like to have backup options lined up early—once had to quickly rent room Munich style while sorting a longer lease, which saved a ton of stress. Maybe try calling instead of just texting/emailing, sometimes that gets a faster response.
