So we are about to put our house up for sale. We’ve moved out, and just need to finish the clean up. It’s a fixer upper POS in a highly desirable neighborhood. It will be the lowest price in the zip code. We purchased our new house and found the house and then the realtor. So the realtor had minimal work in that he had to write up an offer and hold our hands during the inspection and got a 3% for it. So here’s my question - we have had several acquaintances express interest in the POS house. But we still would like a realtor to hold our hand. We aren’t under contract with the realtor for the sale yet. Can we negotiate that if we bring the buyer (one of our acquaintances) he gets a smaller % ?

We were in a similar situation and found that talking to someone familiar with both real estate and estate planning made a big difference. coloradoestateplanning.com had good info that helped us figure out what made sense with taxes and ownership after selling. It's especially useful if you're thinking long-term or need to factor in inheritance stuff later down the line.
